There is no “balance.” The people who live here don’t want it, but that hasn’t slowed RIAC down for one minute. And since they own Avedesian, who in turn owns controlling interest in city council, chances of any “balance” ever being found are slim.

Melissa,I am concerned about the property tax situation. I have helped many of my clients appeal their assessments after the recent revaluation in Providence, as have many agents in the office. Last year when Providence took away the homestead exemption for multi-families, many RESI agents got involved in the grassroots landlord organization protesting that move,you can hear how Sally Herried got involved at http://www.realestateinsight.com/2010/07/

The chief reason that I, and many others like me, will not buy another home in RI is the ridiculously high property tax. This has risen exponentially, and makes home ownership here a very bad investment. Return on our “investment” in property tax is also poor, with below-par schools and services. Realtors should be very concerned about this.

A truly sumptuos master suite can really ditinquish a property. the tub v shower debate has been going strong for some time, I can’t remember the last time I took a bath, so for me if I saw a fabulous multi head shower with great finishes, I would not even miss the bathtub, but a great soaking tub is very romantic and a good selling feature too. I think a fabulous closet is more appealing than a seperate sitting area as long as you do not take too much space away from the Bedroom. I think you should enlist the help of a local Realtor who is in touch with what the buyers in your area are looking for, they can advise you best.

We have a huge master BR with sitting area, but a very small master bath with 2 very small closets on each side of it. Would it make sense to tear down closet walls to extend the bath and turn the sitting area into a large closet? This would create a smaller MBR, but a great MBA & great closets.

How important is a tub in the MBA? Another thought would be to remove tub, but the bath would still be cramped with 2 very small closets.

It’s inevitable that interest rates will start to rise at some stage, and they might dip even more, but when and how quickly is something even the experts can’t agree on
Considering last year at this time, the 30-year FRM averaged 5.88%, if you are waiting for the rates to go any lower, they may not, and as falling prices erodes equity, your LTV might drop, banks are giving the best rates to those with at least 20% equity.
